The Wellington Hotel is situated very close to Waterloo station. The area is bustling, with a lot of restaurants, takeaways etc. The hotel is above the bar. I was happy with my stay, and especially appreciated the nice, warm room, big windows and free mini bar.
However, if you have mobility issues or large suitcases, please note that the pub is an old building and the rooms are up flights of narrow stairs with no lifts.
Also, although the windows have secondary glazing, sound from the street does float up (and the Wellington is a busy pub, too) so I'd recommend bringing earplugs.
The bathroom had a big shower and lots of toiletries, there was a desk and safe, plus the fridge with a couple of bottles of beer and a soft drink, plus bottles of water. The blinds were very effective.
Breakfast was good with a decent buffet and you can make an additional choice of a hot breakfast from the menu. Service was friendly and chatty.
