Short getaway
The area is beautiful.The room needs improvement.The handle on the toilet was broken and the bar in the large closet.I went to inform them of this n was told they could only give a down graded room.We kept our room .If you want a good view of the ocean don't get the last room a tree obstructs the view.Overall it was a nice place to visit n very peaceful.The staff were pleasant n always respectful.

Bad experience
Very dissatisfied and disappointed experience. My first night couldn’t rest due to couple next room was fighting all night, screaming and slammed doors from midnight until almost 4am , then making loud sexual noises until 5am then argue again . Pack my bag and left at 530am I notified the staff. Too bad this place have beautiful views and could be a nice spot but I will never stay here again

The condition of the hotel was marginal. the toilet paper holder was off the wall, the shutters over the patio door were off track and the TV system was up graded poorly. it was full of snow. the room is tired and needs a refresh.

This hotel has the advantage of being the only hotel between Lexington Park and Piney Point. The entire hotel needs to be updated and cleaned. There are tons of spider webs and dirt on the balconies. The bathrooms are not very clean and there was a ton of unrecognizable gunk behind the bathroom faucet. The front desk staff is very nice and it's next to the Ruddy Duck restaurant and bar which is a great spot.

Beautiful Location
We booked this hotel for the location/view, and it did not disappoint. River views on both sides of the hotel with private balconies. It was wonderful having morning coffee on the waterfront!. That said, in the interest of giving an honest review, I will list the pros and cons of this place. Pros: Along with the view, the staff was very friendly, and the hotel was very clean. Cons: Sheets and towels were a bit threadbare. There were scuff marks on some of the room walls. In other words, the place is showing its age a bit. Our room was missing its microwave, and when we asked for one, twice, the staff said they would get one for us, but never did. The free breakfast is very limited, nothing hot. Yet, we would stay again for the balcony on the water.

What I liked about the property was the location convenient to get where we needed to be what I didn't like is the fact that the exhaust fans did not work in our room so therefore our room every time we took a shower was completely wet moist whatever you want to call it there was hair long black hair which we both have short blondish hair in our shower on the floor on the walls the door look like it had been broken into are towels were very thin the outdoor area to sit and relax and be by a fire was totally trashed and also the fact that the employees are bring their little kids to work with them and by the time you get down there to eat something for breakfast there's hardly anything there to choose from the staff didn't recognize you when you came and left impersonal next year we will not be coming back there we've been coming there for 12 years two times we want somewhere else but in that 12 years we've been there 10 times and this is worse I've ever seen it very dissatisfied unfortunately we will not be coming back to this hotel

Two positives. The front desk clerk was pleasant and helpful. And the suite's bathroom was cleaner than most. However, the positive news stops there. The room overall was in very poor condition. The kitchen area was not clean. There was left-over food (pizza) in the microwave and the fridge was full of water. There was what looked like mouse droppings under the sink's cabinet. The sofa was stained and one of the outside chair's bases was missing and unstable. In the bedroom, there was a sprinkler head duct taped to the ceiling and the sheets were torn. And in the bathroom, the towels were so old and worn that you could see through them. Also, the hair dryer was missing and the front office clerk had to go look for one. And the offered breakfast was marginal as choices were very limited. We had checked in late and were leaving early the next morning. Since we were there for only the one night, we decided to tolerate the shortcomings. But it was clear that this property was not in good condition, and certainly considering the price per night, not earning an 8/10 rating as noted on the Expedia website. We suggest that any future guests look for accommodations elsewhere unless and until this level of shortcomings are addressed.

Positives included a nice view of the river from the balcony on the back side of the property. The place seemed clean, safe enough for the one night stay and they had amenities: soaps, towels, apparently, a continental breakfast. Negatives included for $186.29/night, I expected much more. The place seems to be in a state of neglect and disrepair. We were on the 2nd floor. Though we did not notice any musty smell, there was definitely water damage at some point, as the carpet definitely needs replacing in the hallway. We were very surprised when we entered the room, to be greeted by cracked lamp shades (you could actually see the light shine through the cracks, also stains and one leaned over at a 45 degree angle!). We opened the microwave and there were large bits of food left in it and had sustained a fire at some point. We decided we didn't want to eat or drink anything there. We didn't even use the fridge. No one checked?! The balcony had a glass sliding door, instead of curtains, there were white accordion folding doors with blinds. When we came in, they were pushed to the far right, kind of leaning over each other, broken and inoperable... The other issue is the fact that the walls are definitely paper thin! You could hear televisions and people walking across the floor above us, until midnight, thud, thud, thud... We told the front desk, although nice, they did not seem surprised. Unpleasant, we will not go back.

Beautiful view. Next door to a great restaurant and close to a lovely small quaint town that is explorable. My only complaint is that in the room a lot of the lighting is fluorescent so it’s not a very appealing environment to sleep in. Also, two of the lights on the bedside tables did not turn on so we were forced to use the overhead light, which was equivalent to a spotlight. If they would update the lighting with soft warm lightbulbs, it would make a huge difference.
