The Dunedin Palms is a great value. We spent three nights there during high season. The location is excellent -downtown and a short walk to the octagon (center of town) and only 2 blocks to the Speights brewery/pub. It's located about 1/3 of the way up a hill. But it's not that steep and was not a problem for us.
We stayed in a 1 BR apartment and it was huge and very clean with lots of space. We appreciated the small kitchenette with a microwave, stovetop and coffee/tea. Weirdly, they did not provide milk (every other motel that we stayed at during our 35 trip provided milk) but we just bought some at a nearby grocery store.
Free parking was a huge plus. Uber was easily accessible in the area and we took it to/from restaurants for dinner. Another big plus were the laundry facilities, $4/load to wash and $4/load to dry with complimentary laundry detergent.
A few downsides: there was some noise, including a garbage truck emptying dumpsters nearby at 6am one day. There's no AC so the room stayed warm on days in the 60s. Keeping the windows open all day/night helped. Also, there was a large outdoor smoking area with tables and chairs near our room. We were concerned that it might be an issue - either smelling smoke in our room or from gatherings and noise - but it wasn't a problem during our stay.
Overall, it was a great option for Dunedin and I would stay here again.
