We do not recommend staying here. I had high hopes as my conversations with the company before arrival was pleasant. They seemed to be very accommodating so thought this would be a nice stay. The man, Stefano, who checked us in was great and helpful! The issues started when we got to the “hotel”. - Our coffee machine didn’t work. We got a replacement one, but this should be checked before guest arrive. When we told the front desk man he seemed be annoyed that we were asked if these things could be fixed and blew us off. -Our toilet did not work. The toilet broke 3 times during our stay. We had to ask twice for it to be fixed, then it still broke again. Luckily my boyfriend was able to figure it out after an hour or so, but once again we shouldn’t have to be completely repairs when we are staying at a hotel. And no we never flushed any products down. -The bed frame was terrible. Any time you sat on the bed it would screech and move 2 feet. We constantly had to get up and push it back to the wall. All of this would be bearable, but the main issue was the front desk man. He should not be working in hospitality. He was aggressive towards us, and rude. He made the experience one we would never recommend to anyone else. Stay anywhere else. You’re paying hotel prices and this is not a hotel.

Basic clean and comfortable.
Room right on the canal. Clean and comfortable. Easily accessible to attractions. My one disappointment was their stringent checking in policy. As our Ryanair flight landed at 21:30 we had to stay at the airport, at our own expense. First night nonrefundable. But, i would plan properly and stay here again.

This property was filthy. My husband and I arrived to find a smelly, hot room, there were flies all in the shower and bathroom, several on the walls in the bedding area. There were little black hairs on the bed spread. The sheets were clean, but you could quickly see that the actually bedding covers were not. The refrigerator has black mold in it and the door into the street (we opened to try to get cool/fresh air) had so much trash in the space in between. This was an experience AFTER having the hardest time locating the actual room. And once locating the room, we were informed we have to go another 12 minutes walk (with all our bags) to check in and receive the keys. My husband and I were discugusted by the room and ultimately decided to book a Marriott hotel with my company discount just to get out. We didn't stay at all (other than the hour or so it took to find another place so last minute). Despite all of that, and pictures supporting our concern, the tenant was not willing to give us any sort of assistance or refund. His only offer was to have his housekeeping come the following day at 4 PM to clean (again). This was a lower-cost room, I understand. So amenities were not expected, I realize that. We just wanted a simple room, on the water to really immerse into the culture, I am a Marriott employee, so finding a nice affordable hotel is not an issue. I was seeking experience. One that yes, was cheaper, but that is NO excuse for the absolute filth of this room.

Loved it!
Service was excellent. The girl at the front desk worked very hard to get the safe working for us. She didn't give up until she succeeded in finding the keys and new batteries. Bright charming spacious room, spotless, nice big windows looking over a schoolyard. Great location close to F.te Nove water taxi stop, just a short ride to Murano. Bed was very comfortable - a beautiful 4 poster. The fridge worked, the wardrobe was spacious and clean. The teensy weensy shower was quite an adventure. Only cons were: no screens on the windows so could not open them at night; and no elevator, which was only a minor issue on arrival and departure with luggage.

Clean, charming and easy to walk to
Our room was much lovelier than the photos showed and was a warm, spacious, cosy place to come back to after a day exploring. We were a bit worried that it was far from the centre of Venice, and might spend too much on water ferries but it was actually a very easy, enjoyable 15 minute walk to the main square. Amazing value for money and I'd definitely recommend it. The only downside was that the pillows were too hard for me.

Hmmm.. so so
We didn't read through the reviews until we made the booking... so we sent an email to the hotel a week before arrival to re-confirm our booking and they gave us a prompt reply with door key to get into the property, so that we could leave our luggage at the reception in the morning we arrived Venice and return to the hotel in the afternoon for check-in. There was a staff at the check-in counter during the stated check-in hour, but the hotel location is quite far away from the train station. It can be difficult to locate the hotel as there is no large signboard at the entrance of the hotel. There were a few lampposts along the street but we had to use flash when pressing the door key at night. Good thing is that there is a water bus station few streets behind the hotel, so there are people walking down the street at night, making it less creepy when we return to the hotel late. Rooms are clean but the furniture are pretty old and there was a mini cockroach crawling at the wall on the first night. There is no tub in the toilet and the shower area can be too small for tall guys. Our room is on the first floor right opposite to the reception so the wifi connection was fine, but we heard other guests complaining at the front desk regarding the network issues during our stay. Overall, I believe there are better choices with the same price but it is still not a terrible choice for people who are on a budget.

I am extremely disappointed in this hotel, I called the morning I reserved it for some questions several times, no answer. Expedia called a few times, there was no answer. I arrived hours later, no one answered the door, we rang door bell and no one answered. I have phone records of all the calls. I had drug my luggage all through Venice paid for transportation, I had to drag all my luggage through Venice again and pay for transportation out of there, I had to spend extra money on another hotel. I’m very disappointed in the service. They lied and told Expedia that they were there and they were not.

I only read reviews after booking as the overall rating seemed good. I was concerned, however emailed the hotel about confirming my check in arrival time to which they responded very quickly. On the day of arrival, everything went smoothly. Our room was on the ground floor and very spacious and comfortable. Location was great. Close to lots of sites and good restaurants without it being too busy. The guy who checked us in was friendly and very helpful - thank you.

Location okay
No one on reception !? Had a problem with Key Safe and did not have any contact number !! All our money ,passports ect were in the safe.Just by chance a worker popped in and was able to fix it .We missed our water bus connection and would have missed our plane had we not got a taxi from the bus station,costing 100 Euros !! So our experiance here was not at all good. I must thank two of the existing residents who tried very hard to help us which we were very grateful. The young lady in room no 1 was especially helpful and deserves a huge thank you. The two major issues were No 1. No contact number to reach for help. No 2. No instructions ref the Key Safe which was faulty .

Very difficult check in, disappointing.
I don't like to leave negative reviews, however our experience was awful. The website I booked through had good reviews and I didn't think to check other sites (which i discovered later). We arrived to a locked door, even though we were asked to provide a check in time which we arrived at. There was a number on the door to contact check in (staff member was not at the property, but running check in at another property) which did not work for anything but a local phone even with the correct country codes. Contact methods on the website also do not work. We thought we had been scammed. We couldn't really afford to book another room elsewhere, so we held down the door buzzer and banged in the hope someone inside would hear. A guest eventually let us in and explained he had the same experience. We used the the check in desk phone to contact the staff members number on the door. Even so, we still waited an hour for him to arrive. It was a scary situation for us and we were lucky, I know others have had to book other accommodation. Otherwise, the room itself was good, spacious and comfortable with a view of the canal outside. Easy to access with a code post check in. On a lesser note, WiFi did not work from inside our room, connectivity was better from outside than inside. I would not recommend staying here.

The Hotel is ok. There is no staff in the facilities. When we arrive we have to ask the restaurant in the corner to let us use the phone. After a while a guy came to check us in... is not a nice hotel just a regular / low type of hotel...

Read before booking.
The hotel was spacious with AC. however huge red I supposed laundry bags blocked entire entryway coming and going for days. There is NO breakfast although it is advertised as a bed and breakfast. The bathroom had the previous guests dirty soap, razors and items. I cleaned it myself. No cups, no soap nothing. I spoke italian to the person who came to get our id's on the third day and felt very sorry for the other guests whom didn't speak italian as she was rude to them as they also asked where was the breakfast as advertised on the website. She told me to not complain and they hadn't served it in at least a year, call the owner, she only works there. There were positives, the room was nice and spacious. You can take the lower bridges(not the high one next to pier, go back way) from the Fond Nove pier so not too much walking for a boat etc.
