Just right for my needs. Good location for access to town plus free parking. Unfortunately I did have noisy people in adjoining rooms who played loud music and the room the other side had tv on loud but that’s the lack of concern for others that’s all too common now and not the fault of the guest house. Breakfast was good and staff polite and helpful.

Lovely, but
Lovely guest hotel with a very friendly and helpful host. But the room having a very small toilet room next door is not ensuite, the toilet roll holder was a battle to get any toilet paper and the low ceilings meant several bumped heads. Breakfast was rather ordinary.

Lovely place for a break.
Only stayed one night, but it was comfortable and clean. Service was friendly and good. My only slight disappointment was that the private bathroom was separate from the bedroom, but still reserved only for us. The Hotels.com website said separate 'bedroom', not bathroom. Only a minor matter, otherwise everything good.

Haven’t stayed in a guest house for a while: how refreshing, so much better than the stale old hotel chains, et al. Lovely attentive landlady, fabulous location near sea front, dog friendly, parking outside, bar available, just smashing. Good luck in keeping places like this going, loved it. T

Great guest house in a great location
Great welcome by the host. Lovely big family room with lots of space for the children. Didn’t stay for breakfast as an early start home but there was a lot of choice on offer. Will definitely stay again when I revisit family who live in the town. A bonus was the private parking on grounds of the guest house as so many roads are permit only. Short walk to shops, supermarket and along the Leas overlooking the beach. Highly recommended.

Stayed in Folkestone many times. This is the best!
Great place to stay for an overnight trip. The hostess was lovely and let us park early before check in. We got an upgrade too! Didn’t stay for breakfast so can’t comment on that, but the hotel was clean, comfortable to a very high standard, and had everything we needed. We will stay again when we are in Folkestone.

Fantastic stay !!
The owner was absolutely lovely. She welcomed us and our dog like family. The hotel in a beautiful large Victorian house, the bedroom was huge with en-suite bathroom. Everywhere spotlessly clean, very comfortable bed. Brilliant location, 15 minutes frommain high street

The guest house is very handily located with lots of dining options a minute or two away on foot. It's also spotlessly clean and very well run. We would have rated it 5-stars but with temperatures overnight in the single digits there was no heating on in any of the common areas - including the breakfast room in the morning - which was rather surprising.
