Cosy and convenient
The room and the property was well kept. The Manager was very clear with information and directions. He even was kind enough to ask about our visit and recommend things to do and how to do them whilst giving different options of going around the city. The property is quite close the city centre and was very convenient.

Lovely stay, helpful host.
I recommend the Capital Guest House without hesitation, it was very clean and the owner is so friendly. He definitely go the extra mile for his guests. The location is convenient for all Edinburgh attractions. Though I didn't need parking I am sure the fact that there is parking is a big plus. I will keep this place in mind as I do visit Edinburgh regularly.

Plain guest house, friendly staff
This is an average hotel and is advertised as such. The owner is unusually friendly and will do his utmost to make you feel welcome. The hotel itself is in no way luxurious but you will have what you need. You get a small bar of soap and a small bottle of shampoo but no conditioner or lotion. You get a hospitality tray with a kettle, biscuits, instant coffee, and tea, and the staff does remember to replenish them. You can borrow an iron. We found the room a little dark for working. One of the rooms we were in comes with a private bathroom as opposed to an en-suite bathroom; that is to say, you are the only user but the bathroom itself is external to your room. The breakfast is plain. A table is laid out with four types of cereal, a jug of milk, a jug of orange juice, a coffee maker, and fruit. There are scones, toast, and rolls, and you get one kind of sliced cheese, one kind of cheese spread, and jams. There is cable-TV in the room and two wireless Wi-Fi networks. Both networks were okay for speed but sometimes stalled for a minute or two.

I stayed here for 5 nights during the peak festival season in August. The owner was incredibly nice and helpful, and genuinely wanted his guests to have a great visit to Edinburgh. Room was clean and cozy. The breakfast was a basic continental but plenty to get you up and energized for the first part of your day. Although the location is about a 20 minute walk from the city center, I appreciated the quiet neighborhood considering the city center was extremely loud and full of tourists at the time of my visit. Also, there are plenty of buses in the area (with stops either right across the street or a 3 minute walk around the block) which run every few minutes. I actually ended up taking the buses quite a bit as the 20 minute walk seemed like a lot after several hours of walking in the city center sightseeing/shopping/going on tours each day. But again, this was no problem as they ran so frequently and stopped so close to the house (This includes one of the buses that goes all the way to the airport!). Overall, I had a great stay and would absolutely return on any future trips to Edinburgh!

The owner was very personable and considerate. He had lots of tips for us, and ensured we had a great stay. The place itself was beautiful. I loved the decor. It also was not a long walk to the royal like which is a huge bonus.

I think the website should be clear about what private bathroom means and en suite means. The host told us many get upset when they were told the room has no bath room. We were lucky, the guest house was not full and the host kindly switched us to bigger room with attached bathroom. The host is very frindly. We stayed 4 nights, the room not cleaned and same towels.

Well-located but with basic facilities
The room was generally a little tired - it could do with redecorating. The mattress was very lumpy and definitely needed replacing. We missed that there was no clock/alarm clock in the room; smartphones are common these days but it's something we've come to expect. The soundproofing was nonexistant; we could hear people talking normally in other rooms and on the stairs, never mind when they spoke more loudly! Our room was not en suite, but did have a private bathroom. The lock on the private bathroom tended to slip (old design), and the shower was either freezing or boiling, no middle-ground at all. No special allowance was made for breakfast on New Year's Day (eg being an hour later); we felt this was a shame. The breakfast room was smaller than the guest house capacity and although we had no problems being seated, it would have been an annoyance to have to wait or hurry to finish if everyone came down at the same time.
