This was def a much older hotel with some nice renovations. Hardwood floors, newly redone tub/shower, huge vanity area. The bathroom (shower/toilet area) was tiny. The outside noise was bothersome, my 10 year old was actually scared. I was a nonsmoker in a smoking room so it wreaked of stale cigs which you would expect. I didn't try the breakfast. We were satisfied with nearly every aspect of our overnight stay, with one exception. I read in another review where someone mentioned a lack of electrical outlets in the rooms. Because of this review, I made sure to pack an extension cord so I could charge multiple devices. The only outlet near the bed was behind the mattress and not easy to access, […] but I managed. The problem was that the outlet apparently did not support the load. I only plugged in an iPhone and iPad to charge, but both would quit charging after only 2 or 3 minutes. I had to use the grounded outlet near the sink, and I could only charge one device at a time; the outlet would not support the extension cord. Other than this inconvenience, we were plenty pleased with our stay. Room was immaculate, bath facilities were pristine, and even the area, while near a busy roadway and not upscale, wasn't really noisy. There was not a breakfast included with our stay, but most free breakfasts aren't really worth the increased rates of other hotels, so we didn't miss it. Very clean and a great job on the remodel. Didn't arrive till almost 11pm but staff didn't complain and had everything waiting so check in was very quick. If possible get a 2nd floor room because floors are a hardwood laminate so you can hear people walking above you. I'm a sound sleeper so it didn't keep me awake but it might a light sleeper. This hotel has obviously had a recent makeover and is now an interesting mixture. The bed was comfortable, the pillows were awful. The furniture is old, the countertops are new. It was very, very clean and a great value for the pittance I paid to stay. Worst points - old-fashioned motel style lets lots of noise and light in the window. There was the wif-fii, but there are almost no electrical outlets in the room. I had to pull the bed away from the wall to plug in my computer, and even though there was a coffee pot and a loooooong bathroom counter, the only (ONE) plug was right by the sink. We had a meeting at the Holiday Inn down the street and just wanted to shop for a cheaper room. Glad we did! The new owners of 12 Oaks have really done a classy job with there remodel. Rooms were comfortable, clean, and nice looking. Nice flat screen TV's, and best of all, a fridge and microwave - so helpful to have! Service was friendly and prompt. […] It's a Motel, not a Hotel, so there was some footstep noise on the floor level above us. It wasn't too bad but request the top level if you can. If you take a left when you leave the parking lot you'll find all the good places to eat are just a few miles down the strip. Grocery store, shopping, Starbucks as well. I thought the stay was ok but, the thing is the shower was leaking and water was everywhere in the bathroom. Other than that the room was clean.

For the price, not a bad stay overall. The staff was very friendly and accommodating. Beds were nice. Pretty clean, but the room had a slight odor. The bathroom in our room was tiny, and it lacked a exhaust fan.
